Bank Statement HELOCs for Mortgage Brokers: How Income Documentation Works on a Second Lien

A self-employed client with a low first-mortgage rate often doesn't want to refinance. They want to tap equity and keep the first lien where it is. That usually means a second lien: a HELOC or a closed-end second. If their tax returns don't show the income, a bank statement HELOC may be the conversation.

This guide is for brokers and processors. It covers how a few published second-lien programs document bank statement income, what the first lien adds to the file, and what to confirm with the lender before you set expectations.

This is educational, not underwriting or legal advice. Lenders set their own guidelines; confirm with the lender. The wording quoted below comes from specific published documents as of the date checked. Always work from the current guidelines for your program.

HELOC or closed-end second?

A HELOC is a line of credit: the borrower draws against a limit, often with an interest-only draw period followed by a repayment period. A closed-end second is a one-time lump-sum loan with a set repayment schedule. Some lenders publish both in one document. Arc Home's Closed End Second & HELOC Product Matrix (a correspondent matrix, effective 06/02/2026) describes its products as "subordinate to the first lien" [1], and for its HELOC it says "Draw period is interest-only; fully amortized payment after the draw period" [1].

One regulatory difference is worth knowing. The federal ability-to-repay rule in Regulation Z § 1026.43 applies to "any consumer credit transaction that is secured by a dwelling", with listed exceptions. The first is "A home equity line of credit subject to § 1026.40" [2]. That doesn't mean HELOC lenders skip income documentation. The published programs below still set their own income requirements, and lenders set their own guidelines; confirm with the lender.

How published HELOC programs document bank statement income

Two published second-lien documents, for example:

  • Sun West Mortgage Company's HELOC Second Lien Full and Bank Statement Loan Program (Version 1.2) lists these bank statement documentation types: "12 months personal bank statement", "12 months business bank statement", "24 months personal bank statement" and "24 months business bank statement" [3].

  • Arc Home's Closed End Second & HELOC Product Matrix has a "12& 24-Month Bank Statement" income section. It says "12- or 24- month complete bank statements must be in the file" and "Bank statements must be consecutive and reflect the most recent months available" [1].

The income mechanics look a lot like a first-lien bank statement loan: average the deposits the lender counts over 12 or 24 months, then apply the program's expense method and the borrower's ownership share where the program calls for it. Arc Home's matrix, for business and commingled accounts, lays out "(Total Deposits – Disallowed Deposits) ÷ (Number of Bank Statements)", then "Average Allowable Monthly Deposits x 50%", then multiplying "by the Borrower's Percentage Ownership of the Business" [1]. That's one lender's method, not a rule. See the expense factor guide and 12 vs 24 months for how these choices move the number.

What the first lien adds to the file

A second lien sits behind an existing mortgage, so the first lien becomes part of the file:

  • First-lien documents. For the first lien, Sun West's program requires a "Copy of Note and Deed of Trust/Mortgage" and a "Copy of recent mortgage statement" [3].

  • The first-lien payment in the ratios. Sun West's program has a section on the "First lien qualifying payment for the debt-to-income (DTI) ratio" [3].

  • The payment on the line. Interest-only draw payments are lower than the fully amortized payment. Arc Home's matrix uses the fully amortized payment at the start rate plus 5%, on the total credit limit [1]. That's one lender's rule, and it may change. Ask your lender which payment and rate it uses.

  • Senior liens some lenders won't sit behind. Arc Home's matrix lists "Ineligible Senior Lien" types, including "Loans in active forbearance or deferment", "Reverse Mortgages" and "HELOC in the draw period" [1].

What varies by lender (confirm before you quote)

Credit score minimums, combined loan-to-value (CLTV), maximum line amounts, combined lien limits, DTI, reserves, occupancy and state availability all differ by program, and they change. Lenders set their own guidelines; confirm with the lender. Don't quote a number to a client from a matrix you haven't checked that day.

A broker's checklist for a bank statement HELOC

  1. Confirm the product. HELOC or closed-end second, and which documentation types the lender accepts for each.

  2. Collect 12 or 24 consecutive months, every page, for the same accounts.

  3. Build the income figure first, with the lender's expense method and ownership rules, before you discuss line size.

  4. Get the first-lien Note, Deed of Trust/Mortgage and recent statement early.

  5. Ask which payment the lender uses for the line and for the first lien.

  6. Check the current matrix for CLTV, line size, credit score and reserves on the day you quote.

The bank statement loan documentation checklist covers the rest of the income file.

Where StatementReady fits

StatementReady works on the bank statement income side of a HELOC file. From the StatementReady FAQ:

"StatementReady builds an income worksheet from the uploaded statements using the months, ownership % and expense factor you enter. It's a tool to check against your lender's guidelines, not a lending decision. You and your lender make the final call on what counts as income."

"Every statement is checked to the cent: opening balance plus credits minus debits must equal the closing balance. It also checks that each closing balance matches the next opening balance and flags missing months. Statements that don't reconcile, or can't be checked, are marked Unverified, and exports carry that warning. You review flags and can edit rows."

"You enter the factor from your lender's program on the loan file."

"No. It doesn't make a credit decision. You review the flags, and you and your lender stay responsible for checking the results against program guidelines."

FAQ

Can you get a HELOC with bank statements?

Some lenders publish HELOC or second-lien programs that accept bank statement income documentation, such as the two documents above [1][3]. Lenders set their own guidelines; confirm with the lender.

Can you get a HELOC if you are self-employed?

Self-employed borrowers can apply for HELOCs through full-documentation or alternative-documentation programs, depending on the lender. Which documents are accepted is the lender's call. Lenders set their own guidelines; confirm with the lender.

Does a HELOC require income verification?

The Regulation Z ability-to-repay rule in § 1026.43 excludes HELOCs subject to § 1026.40 [2], but the published HELOC programs above still set income documentation requirements [1][3]. Expect the lender to document income.

Is bank statement income calculated differently on a HELOC?

The mechanics are usually similar to a first lien: average counted deposits, then the program's expense method and ownership share. The differences tend to be in the rest of the file, such as the first lien and the payment used for the line.
